Jonesboro, La. I found a station that has been closed down for 4 to 5 years. My husband and I are thinking of purchasing it. I have no knowledge of the running or permits for the station. I haven't even ever worked in one. Do the tanks have to be updated? Where would I find the information on the updates? The owner doesn't seem to know much about the station at all, he lives in another state and had it run by someone else. We also would like to sell beer and tobacco products as well as lottery. Where do I get the proper permits?

What factors do I need to consider besides sales/profit figure or expenses, location, condition of pumps, look of the store, neighborhood, traffic, look of the store before I make a decision to buy it?
1. Which is better - business with real estate or without it?
2. Seller says he has liquor license to sell liquor in the store. Will that be transferable to new buyer automatically?
3. How do I know seller is not cooking up the numbers to make it look good?
4. Employee theft is number 1 problem in this type of business. Any idea how to prevent it?
5. How do I chose a book keeper? How much to pay them? What do they do?
