We have 10 acre of land at a great location in Wayanad hill station. The standard element of business plans is made available for resort business. Furthermore I think our business plan is pretty outstanding with theme that perfectly suites for our land. Unfortunately a land dispute with neighbor's boundary wall and fencing, hence project put on stop. I hope this can be sorted soon and will restart the project as planned earlier. Me and my wife had gone to the Andaman & Nicobar Islands last week for a holiday and we fell in love with that place. We also met-up with a manager at a resort there (Mr. Sunny who is the manager of Munjoh Resort on Havelock Island) and after getting some preliminary inputs on the way the Tourism industry is growing in this part of India, I decided to evaluate the option of actually being able to invest in and operate a resort on Havelock Island.

The options for land are very limited on Havelock as most of the beach facing properties (which as per me are the best locations to get maximum customers) are already sold out and there is only one property available which is approximately INR 9,00,00,000/-. The personal sources of finance available at my disposal are inadequate at present and hence, I am looking for a partner to invest in the venture. On top of the cost of land, there would be additional expenses towards developing the property and amenities towards making it an attractive tourist destination. Though at present I have not exactly evaluated the tentative investment required for the same, I am assuming that it would be in the range of INR 3-4,00,00,000/- additional with 20-25 cottages/ villas, Spa & Ayurvedic centre, Scuba Diving & Water Sports. Currently, I am in a position to invest only INR 1.5 - 2,00,00,000/- at present from my personal sources of funding.

I would want to personally handle the entire project from initial purchase to making the resort operational and managing the same. As per my understanding, it would take a year to 18 months for the entire construction and a further year after that to make it a profitable venture and during this period I plan to stay on the island to oversee each and every step. I hope that is indicative enough of the seriousness with which I am looking at this venture since I would be giving up my corporate career to make it a success.

Please note that I do not have any background in Hospitality but, as I have been a guest at many resorts over the last few years, I definitely have an idea of what is needed to ensure customer delight but, would definitely the partner(s)' guidance and inputs along-with the financial support at every stage.
