    I have a newly constructed warehouse of 1 lac Sq.ft in Mumbai, chembur area. The warehouse has been leased to MNC for various storage purposes. I have a balance of 4000 Sq.ft with 8ft height, which is at a lower level (natural ground level) but looks like a basement. Its a RCC structure designed for a strong room. However it has been empty ever since it was constructed and I intend to convert it into a cold storage. The entire logistics park has state of the art infrastructure for a warehouse and will be suitable for cold storage from operational point of view. The property is ready and idle, I need to find suitable insulation and chilling units (Budget is not an issue). I would like to know how the returns would work and is there a market for cold storage within mumbai and if possible suggest a suitable consultant. Thanking you, Himanshu Shah,

    Hi It's good to c ur valuable advice on Cold Storage & Warehousing startup. We have 14acres of land in Bhiwandi, Thane which is the warehousing hub of many business group of mumbai. There are many warehouse units nearby our land. I know we can set up 5000mt Cold Storage and Warehousing unit and also get upto 50% subsidy from Govt. What I would like to know is the important factors that I need to look upon before deciding the capacity of unit and how do I decide which industry I need to cater and which will be the best profitable one? If this would have been ur land what plan of action you would have planned? With regards to investment how can we raise the initial startup capital and then for complete set up. How does the subsidy work? We can invest upto 20 lacs but still would like to know the options available. Mortgaging the land is the one option that we know becoz the land demands around 80lacs per acre. Please advice. Thanks and TC, Nair

    I am a mechanical engineer and keen on setting up a cold storage or ware house in Nizamabad, Andhra Pradesh for the nearby agri products. plz help me with the below queries:
    1)Any idea about the market condition in Nizamabad, AP.
    2)As per my observation there are very few cold storage firms in this region, any idea why is this?
    3)What would be the ROI in the middle to long term(4-7 years period of time)?

    5)I am an Engineer at Indian Oil Corp Ltd and planning to leave this job to get into business (your personal opinion is solicited on this question plz!!)
    6)I have been thinking of starting up businesses Which would require capex in the range of 50lac to 2 crore ( Do u feel are there are any better options than this)?
    My decision was based on the facts that severe food inflation, not enough storage facilities for agri products, Future deployment for the MNC retail firms which may make their way in india after the FDI relaxations in Retail sector. Finally being a mechanical engineer professionally and also Heat transfer and refrigeration are close to my heart since my graduation days, which might keep me alive in this field and sustainable over the long period.     P.s: i have been searching for the project reports related to cold storage businesses, but haven't found something substantial. It would be very kind of you to help me in this aspect.

I have already gone through a survey and find out no such storage in our District i.e. Uttar Dinajpur(Raiganj). So, there is an obvious demand of it. I need a help and a guide line to start up with the project and to turn the godown to a cold storage. If you can please provide me the contacts who can help me out in this matter and also the way to get help from the Govt., bank loans, get through official process, license, construct new complete cooling system etc. Awaiting your reply and thanking you, Sir
